What is a JV in wholesaling?

A joint venture is a written agreement between the contract holder and a disposition partner. You bring the contract, we bring the buyer. The fee split is fixed before any marketing starts.

How is your fee calculated?

Residential: $3,000 flat or 50% of your assignment fee, whichever is less. Commercial and 5+ units start at $10,000. It is paid from closing proceeds through title — never upfront.

Why JV instead of assigning it myself?

Speed and reach. If your own list hasn't bitten in a few days, we put the deal in front of buyers who already buy that exact profile.

What happens after 5 business days?

Extend for another 5 business days or take the deal back. No strings attached.

Do you take creative-finance deals?

Yes — wrap, subject-to, Morby Method, stack method and seller finance. Label the structure when you submit and we route it to creative buyers only.

Which states do you work in?

We accept deals nationwide except Illinois, Oklahoma, Oregon, Pennsylvania and South Carolina, where state law restricts marketing contract assignments. In states with wholesaler disclosure laws (Arizona, Connecticut, Maryland, North Dakota, Tennessee, Virginia and others), we require proof that the seller received the state disclosure, and every buyer receives the equitable-interest disclosure before signing.

Is the JV agreement in writing?

Always — one page, e-signed in a minute. You keep your purchase contract as is; the JV simply assigns DispoDesk a partial interest in it equal to our fee, and title pays each of us on the settlement statement. Nothing in your seller contract gets rewritten.
